We had a fantastic stay in Bottomhouse Barn. It was a beautiful place, very well equipped for our group of 13 and offered everything we needed for a comfortable and enjoyable stay.

Loads of child friendly places to go with our 5 little girls aged between 2 and 7 in beautiful countryside not too far away. Great open plan area downstairs in Bottomhouse Barn - space for everyone within sight of everyone. The horses at the end of the garden were a great attraction.

The huge open space downstairs - cooking, eating, relaxing and the division of the upstairs into 4 bedrooms. Three bathrooms was great for 14 people.

The Bottomhouse Barn was perfect for our weekend away. The owner was very helpful and welcoming, I'll definitely be recommending it to friends!

We were made to feel very welcome by our lovely hosts. The Barn was just perfect, with glorious views and all the amenities we needed for a large group.

The barn is beautiful, lovely setting and views and nicely done inside. The layout of the barn is great for large numbers, you can all sit around the dining area and living area. The hot tub was a good touch, definitely advise and is great looking out over the countryside. Would visit again and all of the girls want to book against for next year.

There was enough space both inside and outside for all of us, 3 families . It was excellent and was just what we needed for the week. It was within travelling distance of a lot of attractions and things to do for the kids.

Beautiful living space, long kitchen table was perfect for our party, and sofas and chairs were very comfortable, and wood burner very good. Crockery was very high standard. Bedrooms were all clean and spacious. Bathrooms very clean, and downstairs shower very impressive!

We had a wonderful time at Bottomhouse Barn! It was beautiful accommodation for my hen party and we thoroughly enjoyed sitting in the hot tub looking at the night sky. The kitchen was well equipped and we were able to enjoy lovely meals around our adrenalin-fuelled trip to Alton Towers.

The property was just gorgeous & comfortable. The owners were lovely too and very helpful. They had left a birthday card and bottle of wine which was a lovely touch. The views were gorgeous, it was so peaceful and the hot tub was an added bonus. All in all it was a perfect birthday weekend away with the girls. Would highly recommend!

The barn was absolutely fantastic, loved the layout and the hot tub! Very informative 'tour' to start us off so we knew what we were doing and owner on hand if we had any problems.

Bottom House Barn was excellent; you could not fault anything about it. The decor was very modern and was clean and well presented. The garden was huge and great for the kids to play sports and games and the hot tub was just an added bonus to top off a great place. This was the first time we had booked a self-catering property. It worked fantastically well as our baby grandson had plenty of space to crawl about safely and could be put to bed to allow his parents some evening time to relax.

The Mermaid Inn is a 10 min drive away. It is a great pub but ask for a table with a view to avoid disappointment. Re-cycling bins were provided outside the property which was great.

The Barn is in a good central position to access lots of attractions but far enough away from the towns to still be peaceful. The owner lives at the site and is a mine of information and tips on places to go and see, a very nice man!

The price of the cottage and the fact that it was open plan downstairs. The owners were incredibly helpful.

A clean refreshing break from the city at Christmas

Perfect amazing location, stunning views. The barn is lovely, wonderful layout for our large group get together. The dining area is superb and everything we could possibly need for our comfort. The barn was decorated for christmas and the hot tub is a must, to unwind and relax in with a glass of wine. The owners were so helpful and left us a complimentary bottle of wine, cakes and crackers for the children. Would highly recommend and would go back!!

Excellent hen do!

We had a lovely stay here for my niece’s hen party. The cottage was amazing and there was lots of space for us all. The kitchen had everything we needed and there is a lovely garden. The hot tub is also a good additional extra. Would recommend for a larger group to stay!

Perfect

We had a wonderful stay for my sister’s hen do in May. Henry and Marianne (the owners) were so helpful in the run up to the weekend, answering any questions I had. The barn was perfect, the downstairs being very open plan which was great for everyone to be together. The rooms were spacious and beds comfortable. The kitchen is well equipped and the whole place was very clean. There is an optional hot tub which I think was well worth the extra fee - beautiful views to enjoy from the garden! Thank you for a lovely stay.

Escape to the beautiful countryside

We had a wonderful New year with a new view. The mobile phone connection and TV reception was really very good bearing in mind the open countryside. Spectacular & Beautiful views whilst we ate brunch overlooking the scenery. The hot tubs are a real luxury and were a huge hit with our friends and family. So pleased we booked these properties for both my family and friends. We booked the adjacent Curlew Barn for my parents so they could have their own patio area and holiday barn to relax in. Lots of wonderful memories and really enjoyed our stay. The open plan space made it easy for my friends to have a spectacular holiday with plenty of beds for us all. Car parking wasn't a problem as the courtyard is also huge Our friends loved the open air with our daily walks which makes it such a luxury that the barns are near to the Roaches, Peak district park. The local pubs were perfect for our afternoon lunches after a long walk. Big thanks to the owner as nothing was too much of a problem. Hope to see you again.

Amazing

Stayed 3 nights for a hen weekend! It was absolutely beautiful!! Henry was lovely and very helpful the whole stay! Highly recommend!

Perfect accommodation for a get together with friends

I have just returned from a 4 night stay at Bottomhouse farm and barns for my 30th Birthday celebrations with friends. The location was less than an hour from Manchester therefore was a perfect location for myself and friends to get to. I booked this property along with the adjoining property (Curlew barn) on Sykes cottages website and found the booking process incredibly easy, 10% deposit was required for BOTH properties. I was also charged a £35 booking fee for each property despite it being 1 booking. A good housekeeping bond of £150 is required by cheque prior to arrival (£50 for Curlew barn too) although this was returned to me in full 2 days after my stay. Check in was at 4pm which I felt was a little late especially this time of year when we arrived at dusk. On arrival Mr Cooper was waiting for us with the keys and gave us a very comprehensive induction showing us around both properties and showing us how to work everything including the hot tub. He had also left a bottle of wine and birthday card which I felt was a lovely personal touch. The barn was clean (besides the toilets) and perfect for the occasion, however I would not recommend for couples or family's due to the bedroom layout. There are 4 bedrooms, 2 which sleep 4/5 with 3 single beds and 1 double and an en suite bathroom each, 1 with a set of bunk beds, and 1 with a double bed. All bedrooms are adequately furnished and the beds are comfortable. The electric showers in each en suite however were poor (bad pressure), there is also a wet room downstairs however we could not get the big shower head to work. The living room space is small for the amount of occupants and the leather couches are particularly difficult to sit on (cushions kept sliding off), there is also a nice wood burner with supplies to light your first fire, you then have to pay for additional supplies. The hot tub is amazing (although costs an additional £150) a perfect addition to the weekend. We were told it took 6 people but on one night we fitted 10 at a squeeze! It was rather cool on night 2, but that's because we never refilled it until the following day. If you give it the required care and attention it is lush, be careful it has the power to get you incredibly drunk 😉 We had a takeaway one night from Abdul Spice in Leek, the food was delicious and adequately priced. We also walked into Ipstones on Sunday, it's approx a 40 minute walk and if visiting on a Sunday beware that the pubs only serve food between 12-3pm. Walking to or from the barn in the dark can also be very dangerous as there is no street lighting. There are several supermarkets in Leek which you can easily drive too. I booked Curlew barn as well as my party size was 18+, I would not recommend paying for the hot tub at this property as it is excluded from the main bean and is away from the main party. The main downside of this property is there is no internet/WI-FI, and the mobile phone signal is poor. I feel for the money they charge to rent this property that they should invest in Internet for their guests. Overall we had a fabulous time and would revisit

Perfect for a get together!

Bottomhouse barn has wonderful communal areas so great for friends or family getting together. Huge kitchen with long table and cosy living room with 3 sofas around the fire. Bedrooms and bathrooms also great - highly recommended!

perfect in every way

Just returned from my daughters Hen weekend. A beautiful property with spectacular views. 15 of us stayed in the beautifully maintained bedrooms. The property was immaculate - so clean. It was decorated and furnished to an extremely high standard. We made good use of the hot tub! Lovely to have a massive table so that we could all sit and eat together. Plenty of seating in the lounge on big comfy leather sofas. Big kitchen equipped with everything you need to cater for that many people. Great garden which suited us as we had loads of games planned outside. Garden surrounded by fields, fantastic views and 2 beautiful ponies who loved to pop their heads over the wall for a fuss. I would definitely recommend this property to groups of friends and families. I would DEFINITELY go back. Thank you.

Myself and 12 others stayed here for my sisters hen party and we had an amazing time! The barn is beautiful and has spectacular views, the hot tub is an added bonus! We would highly recommend this barn for families and hen parties, we found a lovely spa in Leek called The Retreat & also great outdoor activities at Carsington water which is only 30 mins away. Perfect location for some relaxation 🙂 The owner was friendly and helpful too.. Thanks again x

The Perfect Getaway

Welcomed with wine and a tour, and of course instructions on how to use the hot tub (make sure you book this as part of your stay!)and we were all set. The accommodation was perfect, lots of space, bathrooms and a huge fridge, including a seperate wine fridge...for my hen do it couldn't have been better. We went out for a meal but to be honest we had all we needed in the barn, and the takeaway Chinese was excellent!

Fabulous Place For Chilling Out

This property was recommended to us by a colleague and told us that we would not be disappointed with the cottage. The owners were incredibly helpful in every way possibe. They gave us lots of advice of where to find good local restaurants and where to buy fresh local farm produce and take away delivery services. They helped us to light the log burner which was wonderful on a chilly autumn evening. The furnishing and fittings are exceptional and plenty of pot and pans in the kitchen. Mum and dad really loved the Hot Tub and it is maintained daily by the owners. Honestly cannot fault anything. We went out to Ilam and Chatsworth as well as taking a stroll over the stepping stones at Dovedale. The Manifold track is super for biking and for flat walkers. The younger members particularly enjoyed climbing to Thor's Cave. P.S. Thankyou for the complementary bottle of wine it was a good start to our lovely week away in the country.

The owner also advised us to shop online for groceries to be delivered to the cottage which was an excellent idea as when we arrived the shopping was in their bags waiting for us. The cottage itself was very spacious - there were 15 of us. This cottage is like a tardis, very deceiving from the outside. The grounds were lovely and the shops were very close by car (Morrisons, Asda, Wilkinsons, etc.). The best things I liked about this cottage was the facility for us all to dine together at the huge dining table, then stick everything in the dishwasher, the big leather sofas in the lounge, the wetroom on the ground floor and the hot tub. The least thing I liked about the cottage was the size of the barbeque - the cottage sleeps 15 people so to provide a barbeque that can only hold 6 small chicken drumsticks at a time is beyond me - we didn't bother to use it in the end and just used the ovens.

it was very clean and beautifully equipped for all of us

the barn was easy to find and the owner was very helpful. we had a hot tub which was the icing on the cake for us.would recommend this barn for a family getaway.the fixtures and fittings were top class and the view out the french doors was lovely.
