It was damp and smelly. Unable to put clothes into drawers or wardrobe because of how bad they smelt.

Lovely holiday wish we were there for longer

Keepers is fine for our requirements. This time the usual small fridge freezer was replaced with a large one which was very welcome. The utility/washing room as always is perfect for our dogs to sleep in, I like that the lodge isn’t completely open-plan, works so much better when you have dogs to be able to close doors and stop them from going everywhere. Less keen on the narrow horizontal wood fencing near the hot tub, it does mean you can’t easily see any visiting wildlife when in the hot tub, the other times we’ve been the fencing has been mostly vertical. Maybe someone has had a small pet escape and this is to prevent that? Our dogs are JRTs and we never had any problems before. Anyway we’d definitely recommend going to Griffon Forest, it’s soooo relaxing!

Shower need looking at, shower head was floppy and no water pressure. Otherwise a very happy holiday.

Extremely disappointed with the standard of our accommodation, in a Keepers Lodge. We have stayed in several "luxury" lodges in recent years and this was by far the worst. On entering the property, the smell of damp was overwhelming (so much so that even all of our clean clothes still stink on our return), the floors were filthy, the shower was moldy with really low water pressure so it was difficult to wash your hair and there was no hair dryer. There was mold on the curtains and the property was really small and dark. The double bed was so small and uncomfortable that we ended up buying an air mattress and one of us had to sleep in the living area! So not exactly a relaxing stay! We had to pay a £100 security bond to stay there (in case of damage) which we've never encountered on a Hoseasons holiday before and didn't know about until a few days beforehand. The check in time was strictly between 5-6pm and when you're doing a really long journey, that is quite prescriptive as you just want to get there and get settled in. We also had to check out by 9am, which seems unjustifiably early given that the next guests can't get in until 5pm! We paid a lot of money for this holiday and whilst we understand that accommodation is in high demand and all the problems with Covid etc., it nonetheless felt like a rip off, given how uncomfortable and unpleasant the lodge was. The only good bit was the hot tub under the trees, which was relaxing (until you had to step back into the lodge on to a filthy mat). On the plus side, the location is in a pine forest and the lodge was very secluded (we never saw any of the other guests) and there are lots of birds and wildlife etc. So if you're looking for a quiet holiday, it ticks all the boxes. Tykes restaurant is a 10 minute walk away, within an upmarket golf club and is very nice if you like that sort of thing. The main access route however is via the A64 which is extremely busy and prone to traffic jams when we stayed there (although there is a quieter back route into York). Maybe we just got an old lodge, as other peoples reviews seem to be very positive, but I personally wouldn't stay here again or recommend it. If Griffon Forrest upgraded their lodges and made it a bit more customer friendly it would probably be ok, but a lot of improvement is needed.

Everything you needed in the Lodge, clean , hot tub tested daily. Comfy beds and sofas .

The location was perfect, we were hidden away within the beautiful forest and had regular visits from the wildlife. Everything we need was within a 10 minute car journey. The facilities provided at the Keepers lodge were fantastic, every room was very comfortable and clean. The living area was perfect for relaxing in the evenings and we made full use of the BBQ adn Jacuzzi.
