A beautiful setting in a lovely part of the country. The house was excellent, plenty of space so no one getting on top of each other.

It is hard to find somewhere that sleeps that many people but this house was excellent. If you needed to you could get away from the crowd, also the place itself is in a great setting.

Roa Island House is a beautiful place to stay and enjoy time with a large family group of friends, it is large enough not to get under each others feet. It was extremely well equipped in all aspects and there was plenty to keep all ages occupied even in terrible weather. The kitchen was especially good, you can easily cater for a large group with fantastic ovens and two large fridges, amazing.

Great views from the rear of the property. This is a fantastic house, the bedrooms are of a good size and bathrooms of a very high standard. All round a lovely property.

Property is very spacious! Great for large groups. The hot tub is also very good and so was the log fire! Excellent property in general really!

Fantastic holiday for 14 people aged from 6 - 70, nobody wanted to come home. The children could have stayed for much longer. It was my husband's 70th birthday present he will never forget it.

The spaciousness of the house was appreciated - as was the hot tub! Nice warm house with lots of room - Recommended!

Clean, very spacious accommodation with outstanding bathrooms and great views. It was very well equipped with day to day implements. The kitchen, although compact had sufficient space for all our food and we liked the assurance of washing facilities - washer, drier etc - even though we didn't use them. The viewing tower was a fantastic asset too and there was plenty of space and opportunity to find a quiet corner, even though we had 16 people (4 children) in the group. Modern TVs in every room, a large lawn and good parking made the stay very successful. Overall - superb!

The pictures on the internet do not do this holiday cottage justice. It had everything you could possibly need; you name it, it had it! The bathrooms are all fantastic and so clean. The beds were comfy and the linen and towels were all crisp and fresh. We absolutely enjoyed our weekend and would definitely go back. All in all - we loved it!

The House was large enough for 14 people to find their own space. The sun lounge was a great place to sit. the hot tub was well used, and the garden big enough for a kick about. Overall we all enjoyed the holiday.

Roa Island House was perfect for our family holiday as it contained everything that we needed and was situated in an ideal area. We had a great time.

Chance to holiday with the whole family in a very spacious accommodation. The hot tub was a nice feature. There was a well sized dining area and the kitchen contains all cooking facilities required, including pots & pans/crockery/cutlery etc. There were 2 large integral fridges and dishwasher.

The setting of the house was perfect and the location was great. We were celebrating my husband's 40th and it really was the perfect place for what we wanted. A huge dining room for family meals, pool table for evening entertainment and a great garden for relaxing and enjoying the weather. Easy to access other tourist attractions in the lakes too. A truly fantastic week. Highly recommend this property.

The space was fantastic. The six children in the group had a great time and their parents were able to relax. The garden and conservatory being safe place for them to play. We older members of the group enjoyed the views and the area around.

Staying at the house feels like you are completely secluded, the large walled garden has beautiful views and unless you go outside the gate you can believe you are in your own bubble! It was truly magical, we loved the layout of the house and the hot tub! It was an amazing weekend.

We very much enjoyed the opportunity to rest and relax with our family and friends. The size was perfect, surrounding quiet and location ideal.

A quiet location, very spacious and the ferry to Piel Island was a great experience. The hot tub was excellent with views of the sea.

Our stay here was brilliant,the house was huge and perfect for us. The views were nice and the location was great if you want a real get away from everything. The house was spotless and the house keeper was very welcoming and dealt with anything we wanted. All in all a brilliant property, highly recommended.

Huge property with plenty of room for 8 adults and 6 children - even space to escape on your own for a quiet read if necessary. Within easy driving distance of many interesting places/attractions. The observatory with its own telescope together with the pool table and hot tub, was an added bonus. Everyone thoroughly enjoyed themselves, most voting this property joint top, when compared with the other 4 properties we have used in the past.

The house and the island are absolutely stunning. It was a real luxury break for a very reasonable price.

Great house perfectly suited for the needs of a large group. Rehearsing our performance or playing word games in the living room with the open fire was especially pleasant. The sea views from the observation room were nice in the morning and at dusk.

The space in the property for 16 was perfect and I'm sure if the weather had been kinder we would have spent a lot of time in the garden.

Overall more than expected

Having read the reviews before staying in this house we were very sceptical about what we may find. Overall we must admit there isn’t a great deal to complain about. It is a very good space for large groups gorgeous well kept outdoor areas too. Plenty of space for parking and a lovely cafe (bosuns locker) selling tasty food on your doorstep. Admittedly some of the rooms could do with a bit of redecoration but we’d fairly say that odd scuff marks on walls etc should be expected in a house of this size to be fair. As for cleanliness we had no issues 10/10 all round and found it helpful to have a 24hour call out number to use for any issues we found. (Fortunately we did not have to ring but was nice to know it was there should we need it) Some of the mattresses were uncomfortable but we’d say that overall for us the good points far outweighed any bad! Would recommend and certainly book again.

Unmaintained drains, mice and rather pricey !

As a large multi-family group we found the very large house somewhat dated and requiring a more usable kitchen space for large groups. Double beds really have been squeezed into some of the rooms. Great location but cleanliness and broken and poorly maintained features let it down. Sykes cottages resolved drain eventually but the mice are probably a longer term problem related to the size/age or property, and the apparent inability of cleaning team to get to grips with the property between rentals. Lost possessions of previous renters were found under beds, etc, in the dust... A rather scathing review was (understandably) provided to Sykes but over 2 weeks later that commentary does not appear to have made it to their website. Cannot fault the location for interest, visit to the pub on Piel Island is a must. However, our view is that for the money being asked, you may wish to find somewhere else to stay. We will not be returning to Roa Island House under the current terms.

Disappointed

Arriving at the house we found the fridge and freezer dirty, which we had to clean ourselves before putting our own food in there,we found broken glasses also out of date mouldy mushrooms packet of uncle bens rice and old opened drinks. Clearly the cleaning team aren’t cleaning these properties properly. The rooms weren’t as nice as the pictures they show also are very tiny and smell because of the condensation. The beds are the worst! Not comfy and very old The beds were springy and despite request for a mattress topper they did not provide any. There are no locks on any of the doors,doors in the house are very heavy not all doors had stoppers it’s very dangerous for little children as there was a risk of them catching fingers in them. One of the children caught her fingers on the dining room door which as well as being heavy it also shuts very fast. Not happy had to be on alert at all times. The living rooms and dining rooms are very backdated, dark, dingy and the house just smelt weird. Only good thing about this house was the view from the garden. We also saw mice in the conservatory, Also we got charged £50 for a lamp which we “apparently broke!” And from reading reviews here I can see other people got charged for the same thing! Be careful of staying at this place because you will be charged for things you didn’t do! Will definitely not be returning here. In a nutshell I would not recommend staying here for families with young kids.

Not as fun or relaxing as I thought it would be!

This was meant to be a lovely relaxing family holiday but unfortunately it was a little bit far from it. About 15 minutes after our arrival to the house our Tesco order arrived, when we went to put all our food away in the fridge/freezer we saw that it was not clean & so we had to wipe down & clean the whole insides ourselves. We also noticed a couple of glasses had chips in them, the glasses are very thin & flimsy I might add so it’s no wonder that getting a chip or a crack in one of them is very easy. Although there are plenty of plates, cups & cutlery they did not have enough pots & pans to cater for a large family (good thing we took a few of our own). You might ask so what but this property is advertised as self-catering & able to accommodate large families of up to 16 (which we were) so plenty of large saucepans to cook in should be provided. The bedrooms were not as big as they looked in the pictures, the beds were awful, the room that had the king size bed in was the worst, the mattress was so thin & springy I found it hard to sleep the whole 7 nights I was there, I did phone up Sykes & asked for a mattress topper or something but nothing was provided, it left my husband & I with very bad backache afterwards. The room that had twin beds made into one queen size bed was very uncomfortable too, I assumed that when you put two beds together the mattress that is on top is a queen size one too or at least a topper of some sort but no, it just had a bedsheet over it so when you lie on it you can feel the crevice against your back which meant the couple who shared the bed with their toddler didn’t sleep well either. I have to mention the en-suites in 3 of the bedrooms, they looked like they were built into the rooms & none of them had any sort of air vent or ventilation or a window to open, so if you had a shower there was a damp smell lingering afterwards presumably from the condensation. There was an incident that happened to us on the day we arrived too, we noticed a couple of lads looking over the garden wall watching us (the wall is waist high), they were stood watching for a good 8-10 minutes so my sister & her husband went out to approach them, the lads saw them & ran to which they followed them & saw them run into a black car & speed off. This is a very scary & unnerving incident, we thought we would lock all the doors & try to just get on with our holiday but we noticed that the front door only had the one lock which was used to enter the house with, there were no extra dead bolts or anything to make it more secure, the back door also didn’t have any extra locks either. Even though we had no more incidents we still didn’t feel as safe as we could have felt. The only good thing about this holiday was the view out to the sea, it’s very picturesque. Another thing I also do have to mention which I think is very suspicious is that 7 days after we came back from Roa Island House I got an email saying that I had apparently broken a lamp & left it on the kitchen table, & so £50 had been taken from my account. They sent me a picture of the said broken lamp but I was shocked as we had left the house as we had found it, even cleaned it too before we left. The suspicious thing is that there is another person who stayed here before us & was accused of doing the same thing, breaking a lamp & leaving it on the kitchen table & having £50 taken from their account. Strange this coincidence don’t you think? So based on all these experience’s my family & I won’t be returning here.

fab location lovely house, few disappointments beware of being chaged for items after leaving!!

We booked this for a family get together for a special occasion with a view of it becoming an annual destination. The location is fab and the size of the house is perfect. The bedrooms are great very comfortable beds nice quiet rooms. we were a big group and all had plenty of space when all together in the living room too. was great to have a ground floor room and accessibly bathroom for my mother who is in a wheelchair. The negative point was on arrival the conservatory was leaking but we did receive a phone call that morning to inform us. The football table was in the conservatory however there was a large sheet of glass left stood up on the floor against the windowsill which prevented us from letting the little ones walk around in there. we did not want to move this incase it was damaged. the second major issue was the door to the ground floor bedroom which was used my by mother was hanging off when opened. thankfully my brother had his tools in the car and was able to re drill this and repair it. this may sound trivial but as it was a wheelchair user opening the door this was dangerous. Apart from this we had a great weekend and everything was provided for us for example plenty of kitchen wear etc good space. good parking spaces. be warned when leaving we had £50 taken from our account for a replacement lamp that was allegedly broken. Knowing we broke nothing whilst there and the picture of the replacement lamp we do not even recall seeing in the room where they have said it was damaged. On asking for proof of the damage we have been denied this as we wanted pictures of the damage and the location of this lamp. all they would tell us was that it was in the kitchen area. We left this house very clean and even washed the floors before leaving. whilst we put the initial safety issues to one side and would have booked again this after charge and ignorance with the customer service we would not be using this house again.

Lovely place to stay

We were a family group of 10 enjoying a holiday exploring the Lakes, it is a great house and perfect for large groups.

Perfect family friendly cottage

We were a group of 15 aged 3-40 everyone had amazing time, we stayed at the Roa island house for Christmas. The location is amazing, the views are breathtaking. The cottage has everything you need for a relaxing holiday. There is a hot tub, steam room, Foosball table, mini library and a good collection of DVD's. The kitchen was very well equipped to cook for all of us. I highly highly recommend this rental to anyone who is looking for a wonderful holiday.

Excellent for larger groups (we were 14) for special occasions

On Roa Island overlooking lifeboat station. Large very well renovated house taking up to 16 though more comfortable for 14. Excellent amenities; apart from needing to take your own logs if you like open fires, everything we needed seemed to be there. Considering it was almost zero outside in late No ember the house was pleasantly warm. Good to see LEDlamps fitted throughout though those in zrooms like the kitchen and for bedside reading lights could be a bit brighter - a minor detail. The Dock Museum close by in Barrow is a must; lots to see and charming staff.

Fantastic place with stunning views

We stayed here for our anniversary and it was wonderful. So much space, clean and well thought out. Hot tub and sauna were great. We'll definitely be back!

Fabulous!

I can't recommend this place highly enough. It's fabulous and we didn't want to leave. None of us did! We spent hours in the garden looking out to sea, or soaking in the hot tub. New visitors please make sure you visit Piel Island, and have mussels at the pub, and take a wander round Ulverston. There's pretty much everything you could need. We fed 15 each night without a problem. Whoever books next... I'm jealous. Enjoy!

Amazing house.

A group of us, 14 friends stayed at this amazing house for 3 nights, tastefully decorated, comfortable furniture and everything provided that you could want, very well equipped kitchen, the view from the tower is lovely but it did rain for the whole three days so imagine it would be better in better weather. There is a pub just over a half a mile away so a brisk 15 minute walk then a nice pint went down well. We all made use of the hot tub and the small but very comfortable sauna dashing from one to the other in the rain! We wouldn't hesitate to pay another visit here.

Fantastic Stay

A wonderful house with lots of room and beautiful views. 17 of us stayed here ranging from ages 2 to 65 and everyone had a great weekend. The hot tub was really popular and was used all weekend. We loved that we could play music by Bluetooth via the hot tub speakers. We also managed to get the sauna working too which was great. We visited the Roa Island Boating club (about 3 minutes walk) who were happy to have us and bought in the old firm game for us to watch. Cheap food, cheap drink and a relaxed atmosphere. Some minor things… some appliances didn’t work and some parts of the house were freezing but overall a fantastic stay.

Fantastic House

A huge house with plenty of bedrooms and living space. We were quite a bit family that stayed 11 in all and had plenty of room to move around. It's located literally on the island with a couple of pubs nearby and a take-away style place almost attached to the house. It also has a restaurant. You need a car staying here in reality as it is a little remote but some of the views along the walk way joining the island to the main land are fantastic. The rooms are a little dated but clean - one was a little cool due to the vents in the bathroom but close the door and it is fine. Each room is ensuite with a tv. Downstairs has a well appointed kitchen and living room with a nice conservatory overlooking the sea. It served well as a base for use to travel to the lakes as Barrow itself wasn't the most interesting place (sorry!) The lakes are accessible within 30 mins drive and definitely worth a visit with some lovely towns on the way.

Excellent !

A large group of us stayed in this property for our friends 30th Birthday. The house was absolutely perfect, great garden and the jacuzzi was brilliant! We were surprised to find the 'observatory' room up on the 3rd floor which offered amazing views of the sea and the sunset. Everyone slept well in comfy beds and their was plenty of space for us all in the communal areas. There was an endless amount of plates, cutlery and fridge/freezer space. I would definitely recommend. The only negative comments I have is that it would be nice if there was basic things like tea/coffee/sugar and dishwasher tablets, these are basic amenities that you are usually provided with. It would also have been nice to have been provided with more logs for the fire, we had been given enough to light a fire, but couldn't find anymore.. which seems a little pointless!

Great house fantastic location

Main house and bedrooms were very good. The conservatory needs to be updated furniture not adequate too many tables and chairs not enough comfy chairs.

Island Escape!

Stayed here for 3 nights with 9 friends. The house is exceptional, it definitely catered well for all of us with plenty of kitchen equipment. The seating areas, hot tub etc were very well planned out and the rooms were lovely too. All the bathrooms appeared brand new and we really couldn't have asked for more. The oven is in need of an update as it was very slow and unpredictable but otherwise we had everything we needed to cook breakfast/ dinner (albeit a simple one given oven situ) The location of the house is very remote, but there is a brilliant cafe next door and to be honest, other than a trip to Ulverston and to the Wax Lyrical Outlet (highly recommended) staying in at the house was perfect. It's likely we would go and stay here again.

A Week of Perfection

The service was 1st class in every area, a minor complaint with the hot tub was dealt with instantly. We rented the accommodation to hold our golden wedding in, it turned out to be perfect, it was spotlessly clean, and everything of good quality, but not of a quality that worried you,( bear in mind we had 15 guests all partying for a week ) that should you have a accident it could not easily be put right, all the bedrooms where of a very high standard and very comfortable, all our guests are still talking in glowing terms about our weeks celebration. The location was fine, and local amenities acceptable, but once again we transported everything we where likely to need, and used very little of the local amenities. I cannot praise too highly the property for what we hired it for, my only grumble was the quality of the pool table, we had arranged entertainment for every evening, one night being a pool competition, sadly the whole equipment was below a standard suitable for that use, so we had to make alternative arrangements for that evening. M ( not easy )

Needs some money spending on it!

The house is presented in a way in the pictures which doesn't actually reflect what you see when you get there. The property is very old and like a previous reviewer said, it needs some money spending on it. The wrap around conservatory is no more than an old lean-to which had a rotting back door which you struggle to open or close. The hot tub was however a nice touch and got plenty of use in the cold month of January! The bedrooms were very disappointing and a few of the radiators did not work in the bedrroms and bathrooms which posed a problem and we had to call the hotel to get heaters brought down. The oven was tempremental. Our guests couldnt get the tv's to all work in the bedrooms so it took the shine off the weekend somewhat. Had it not been for our friends being such great company this could have proved a very dissapointing weekend. On a positive the walk to the pub was good and the food and prices were good when we got there. The lifeboat station kindly did us a guided tour which was brillaint so thank you to John for this.

What a great weekend

We went for a 40th birthday and took 16 friends along with us. The house was just great in every way. We enjoyed the space, the kitchen and its cupboards full of stuff, the jacuzzi and the massive lounge with roaring fire. I would recommend this for a great weekend getaway with friends or family. It's in a fabulous location right by the sea and very private. My only bug was it was cold but we did go in November! Would definitely go again.

Stayed with Family in October, what a wonderful, house, full of character and history. It's sadly lacking in TLC though. The conservatory which wraps it's self around the house could be magnificent, if the owners removed all the tables and chairs (from days when B&B), it needs heating and lots of lovely comfy sofas. The televisions in all the rooms have been added as an extra, but no thought has gone into them, they are ALL far too small, it would have been better to leave them out and have a 50" in the sitting room. We stayed in bedroom 2, it's small which wasn't a problem, but having no drawers to speak of meant we had to live out of a suitcase for a week. The photograph on the web site is misleading, this is the back of the property and the wing to the right, has now been fenced off. The front of the house needs to be more appealing, if it wasn't for the cars on the drive, I wouldn't have known this was Roa island House. The name is misleading, this little island is so built up, you are led to believe that you are on your own. Had a private viewing of the launch of the lifeboat, so big thank you to Shaun and all the guys who work tremendously hard. Bosuns locker, is attached to the house and is a little cafe, we had breakfast there on our last day, thank you for making us feel welcome and telling up the histroy of your cafe - was the lifeboat station in a former life. Would we stay there again, not sure to be honest. I think Eden House Hotel are missing a trick here, they need to get the architects in, spend a little money, this house has the makings of something magnificent. I would suggest to friends, but with the proviso that it's lacking a little love.

an amazing house and location

The location is very secluded and beautiful, perfect if you want to get away from it all. The house is so beautifully decorated, the rooms are luxurious, large and very clean. The hot tub was great.
